City of Dublin, Downtown Specific Plan

This is a section of the Atkinson Lane Specific Plan which I assisted in preparing for the City of Watsonville, CA when I was with RBF Consulting.

The Specific Plan addresses the use and development of a 65-acre site to include the future development of various types of densities of residential units including high, medium, and low, and a dedicated City park.  The project site encompasses property within Santa Cruz County and the City of Watsonville, a wetland area, and a portion of a creek.  This selection includes parts of Section 3, Development which describes the plan for development and includes detailed standards and guidelines for various elements of development including land use, site access and circulation, parks and open space, and sustainable development strategies.  For this project, I prepared the analysis, graphics, maps, and document layout with oversight by my manager.

This is a selection of maps/graphics from the San Andreas Rural Livable Mobility Plan which I assisted in preparing for the Calaveras Council of Governments when I was the RBF Consulting.

The Mobility Plan addresses the relationship of transportation and land use along a segment of State Route 49 in the Community of San Andreas.  Specifically, the Plan focuses on the mobility challenges in the area and includes strategies for improving alternative transportation options, safety, and aesthetics along the corridor.  The maps/graphics attached illustrate the conceptual physical improvements for each ‘character area’ in the corridor.  These improvements include strategically placed roundabouts in place of traffic lights, a system of pedestrian and bicycle trails, transit shelters, on-street parking, revised building setbacks, and a pallet of aesthetic improvements including monuments, lighting, and signage.  For this project, I assisted in community outreach and preparing graphics, maps and the document layout with oversight by my manager.

This is a selection of pages from the Manabe-Ow Business Park Specific Plan which I assisted in preparing for the City of Watsonville, California, when I was with RBF Consulting.

The Specific Plan addresses the use and development of a 95-acre site to include the future development of a commercial business park, a small retail center, and a workforce housing community.  The project site encompasses a portion of the FEMA 100-year floodplain, portions of the Watsonville Slough, and wetland areas.  A major challenge for this project was to create a community that could exist in harmony within itself and with the existing surrounding environment.  The pages attached include parts of Section 3 (Development Plan).  This section addresses the major features of development and includes development standards, design guidelines, permitted uses, and build-out scenarios.

This sample is a selection of works from my senior community planning laboratory class as an undergraduate student at Cal Poly.  This laboratory resulted in the preparation of the Roundhouse District STOD, a document intended to provide the City of San Luis Obispo with information about the potential to reestablish its historic railroad district through the creation of Sustainable-Transportation-Oriented Development (STOD).  Transit (i.e. bus, rail, etc.) was not the overall or primary focus, but rather the potential for TOD to promote a mix of alternative transportation modes and a variety of housing alternatives in the Railroad District.  In preparing this project, my classmates and I worked with the City Planning Staff and various professors for research assistance and project overview.  The project was developed over a two-quarter study of the relationship between land use, housing typologies, and transportation behavior.  It included a proposal of goals and objectives, and plans for generating revenue, incorporating mixed uses and housing typologies, and improvements to vehicular and pedestrian circulation.
